2008-2009
The value of our homes
have stabilized due to this real estate market, with many homes selling for more than $450,000 and
several having sold for over $575,000. We know that the Real Estate market
is somewhat slow and we know the values are not what we might expect, but homes
are still being sold. Sales of homes in Kensington Commons are slow, but
there are not many for sale here and that is a good thing. To keep our community looking its
best we are doing whatever it takes to beautify it as best we can.
I am sure all of you are
happy with the new signs that were installed back in June 2007 as it does make the
community look better. The
light poles in the park area and the light poles in the front medians have been
electro-statically painted to match the mailboxes in the community
Every homeowner must play
a part in maintaining his or her property. If you receive a notice from
Integrity Property Mgmt, our management company, about a dirty roof or improper landscaping or
maintenance, etc., please take corrective action. Please don't be
offended... Integrity is just doing their job to help us keep our community looking
great.
IMPORTANT: Please be aware that there have been many homeowners
parking their vehicles on the street beyond the allowable time.
Regulations permit parking on the street, but not more than 6 continuous hours after dusk,
therefore no street parking through the night.

NEXT ANNUAL MEETING
- 2009
Our NEXT Annual Meeting
will be in April or May 2009, and
the location will most likely be at the offices of Integrity Property Management
located at 953 N University Dr in Coral Springs.
Highlights of the Minutes
of the Annual Meeting of May 2008 meeting were:
There was an insufficient number
of residents in attendance to establish a quorum. Therefore elections for new
board members could not take place. The existing board members will retain
their positions.
The Assn President described the
recent accomplishments and activities of the Board f Directors. Some of that
was detailed in the meeting notice sent to all residents. The President
provided the status of the landscaping improvements currently under way.
Questions were then taken from the
floor.

A
question was raised concerning the format of the For Sale signs. Mike Whittle
explained that the Homeowners Association is authorized to specify the sign
format. Notification was provided to residents in the end-of-the-year letter.

Mike
Whittle stated his opinion that Kensington Commons has a very strong financial
position.

One
resident presented a recommendation for adding speed humps to cut down on
excessive speeders. Discussion followed. In order to add speed humps the
city first needs to do a calming study to determine if speed humps will be
beneficial. If recommended in the study the residents can then vote. The
cost is estimated to be approximately $500 per hump.

An
alternative was suggested that the police be called if a resident has a
complaint regarding a speeder.

It was
noted that if the calming study is completed and a recommendation is made for
speed humps, then the BOD will consider the issue. It was further noted that
many residents have differing opinions on this subject.

A
situation was described where some residents on NW 108th Way were blocking the
street in the afternoons (3-5 pm) to allow their kids to play. This
apparently is interfering with traffic flow. Mike Whittle and Scott Boyer
took an action to investigate this further.

Mike Whittle
suggested that the Board Of Directors sponsor a community party and
get-together. It has been approximately 3 years since the last such party was
held. Most of the residents in attendance expressed their approval of this
suggestion.

It was
suggested that the Board Of Directors consider installing some type of video
surveillance system in the entrances. Mike Whittle has recently obtained a
quote for another community. He estimated that the cost would be
approximately $7, 000 per entrance. The electronics could be housed behind
the entrance signs with the cameras mounted on some high pole. He also
reported that it might be possible to get a grant from the city for up to
$5,000.

One Board member
suggested that the Board Of Directors consider replacing the Xanadus on
Westview and making some upgrades to the palm trees on the west entrance.
These would be future landscaping projects. Nancy of Innovative Landscaping
has also recommended these projects in her discussions with that Board member.

It was suggested
that it would be more efficient to send out correspondence using e-mail rather
than regular snail mail. While it was generally agreed that in this day and
age, e-mail is the preferred method of communication by many it was also noted
that not everyone has e-mail. Moreover, there are rules that force the Board
and the management company to send certain notifications via regular mail.
The Board agreed to consider sending e-mails in addition to the regular
mailings.
The meeting was then adjourned.
